A WATER main has burst in Armadale slowing traffic on South Western Highway and Armadale Road.
Main Roads have reported the hazard on Saw Road, near South Western Highway in the Armadale suburb of Mount Richon.
There are also reports of a possible gas leak.
Traffic is being impacted on Albany Highway, South Western Highway and Armadale Road.
Motorists are advised to seek alternative routes if possible and allow extra travel time.
Investigations into the burst main are underway.

A CONCRETE spill on Wanneroo Road in Tapping is slowing traffic before Joondalup Drive.
The spill occurred before 7.45am and is obstructing the road.
Emergency services are attending the spill and motorists are asked to find an alternative route for their morning commute.
The left lane of Alexander Drive has also been blocked in Dianella due to a bus breakdown in the southbound carriageway.
And a crash on the Mitchell Freeway heading south at Edgewater is also blocking a lane.
A motorbike is believed to have gone into the back of a car, blocking the left lane and congesting traffic back to Shenton Avenue.
Emergency services are on site.
A car breakdown on Graham Farmer Freeway, city bound on the Windan Bridge, Belmont, also caused some delays early today.

A MOTORBIKE crash in Wattle Grove and a diesel spill in peak hour morning traffic is causing major congestion in Perth's eastern suburbs.
he motorbike crash occurred just prior to Roe Highway and has resulted in the left and middle lanes of Orrong Road East being being blocked.
Emergency services are on the scene.
Traffic is congested on approach to the incident – currently back to Tonkin Highway.
Motorists are advised to plan alternative routes if possible or allow plenty of extra travel time.
A second crash, a collision between a car and truck on nearby Roe Highway, south-westbound between Maida Vale Road and Berkshire Road, Forrestfield, has led to a diesel spill.
DFES are at the scene dealing with the spill.
Traffic is built up more than one kilometre back to Kalamunda Road.
